FAQs

🏡 General

1. What is a co-host and how is it different from a property manager?

A co-host is more hands-on with guest communications, pricing, and overall hosting support, acting as your partner — whereas a traditional property manager may take a broader, less personalized approach.

2. How involved do I need to be as a property owner?

That’s up to you! Most of our clients prefer a fully hands-off experience, but we tailor our service to your level of involvement.

3. Do I need to live in my rental property?

Not at all. Many of our clients live out of town — we take care of everything on the ground for you.

💰 Income & Pricing

4. How much can I expect to earn?

This depends on your location, property size, and seasonality. We offer a free property audit to estimate your earning potential and recommend pricing strategies.

5. How do your fees work?

We charge a varied percentage of the gross rental income, based on how hands-on you want to be and how much we are providing. There are no upfront fees, and the first month is free as part of our onboarding offer.

6. Who sets the nightly rates?

We use smart pricing tools and local insights to adjust your rates dynamically for maximum revenue — and we always consult you before setting base pricing.

🧹 Operations & Services

7. Who handles cleaning and maintenance?

We coordinate professional cleaners and trusted local vendors. All cleaning and maintenance costs are billed to the property owner, not the co-host.

8. What happens if there's an emergency?

We have a 24/7 guest support line and a clear emergency protocol, including a pre-approved spending limit to handle urgent issues quickly.

10. Can I use my property for personal stays?

Absolutely. You can block off dates anytime — just let us know in advance so we can adjust availability.

🛡️ Protection & Policies

10. What happens if a guest causes damage?

We handle guest communications and Airbnb, or booking site damage claims on your behalf to recover costs as efficiently as possible.

11. Is my property and liability protected?

You’ll need to maintain your own homeowner and STR insurance. We also encourage platforms like Airbnb’s AirCover for additional peace of mind. Remember, AirCover only covers you on Airbnb, so if you decide to list your property on other sites - it is vital that you get additional insurance.

12. What if I decide to stop co-hosting?

No problem — we have a flexible contract with a clear exit strategy. Just provide written notice within the agreed-upon timeframe.

🧾 Onboarding & Next Steps

13. How long does it take to get started?

We can have your property listed and ready for bookings within 7–10 days after onboarding.

14. What do you need from me to get started?

We’ll need access to the property, ownership verification, and a signed co-hosting agreement. We’ll guide you every step of the way.

15. Do you help with listing setup and staging?

Yes! We write optimized listings, coordinate professional photos, and can offer virtual or physical staging support to make your property shine.
